Each house is shaped with the same care as a private home, led by Vicky Floros, a Greek-Canadian designer based in the UK. The focus is never just on surface appeal, but on proportion, atmosphere, materials and how the house feels to live in.

We work with a trusted local team across every stage, from legal and financial guidance to plastering, joinery, decorating and construction. The people involved know the region, understand its houses, and take pride in doing the work properly.

Meraki was the first house I viewed, and ultimately the one that began everything. I visited more than twenty properties across the Peloponnese, yet I kept returning to this one. The light, the view, the atmosphere. It had an immediate pull.

Positioned just above the heart of Gytheio, it looks out across the Laconian Gulf towards the lighthouse below. Private, open, and beautifully undisturbed.

In the lower garden, a century-old lemon tree stands beside an outdoor shower finished in traditional Greek ceramics. From there, it is only a few steps to the outdoor kitchen and grill. Sea, stone, fire, dusk. The house lends itself naturally to that way of living.
